Four Point Insurance Inspections

The homeowners insurance market in Florida is constantly changing and becoming more difficult to stay with the same insurance company.  If you live in a home that is over 20 years of age and you are changing insurance companies, whether by your choice, your policy has been cancelled or as has happened with many homeowners, your insurance gone out of business, you will most likely be requested to have a Four Point Inspection completed.  There is no descrimination amongst carriers.  If your house is in Wellington, Boca Raton, Jupiter, Coral Springs, Weston or any other city, does not matter.  If your house is 20+ years old, you will most likely need a Four Point Inspection. 

This Four Point Inspection was created after Hurricane Andrew in 1992.  The insurance companies use this inspection to determine if a homeowner has maintained their home in an acceptable manor for the insurance company.  There are four areas that this inspection looks at:

  • 1.    Roof
  • 2.    Electrical
  • 3.    HVAC (Heating, Ventilation and Air Conditioning)
  • 4.    Plumbing

For example, if a house has fuses in the electrical panel, the insurance company will require that the fuses be removed and replaced with state of the art circuit breakers.  The insurance companies are looking to see that all areas of this inspection are in good working condition and that each items is performing in a manner for which they were intended.  If the homeowner does not comply, the insurance company has the ability to cancel the policy. 

In 2002, the legislature for the State of Florida passed a law combining two areas of the State Insurance Commission, the FRPCJUA and the FWUA.  This combination of these two areas created Citizens Property and Casualty Insurance Company.  Citizens PCIC was the insurer of last resort for homeowners who live in high risk areas or could not find insurance coverage with an admitted insurance company in Florida.  This has made Citizens the largest underwriter of homeowners insurance in Florida. 

A homeinspector who hold a certification from InterNachi (International Association of Certified Home Inspectors) can perform Four Point Inspections for Citizens PIC policy holders.  Your Waypoint Inspectors from the Boca Raton area are Fully Certified to complete these inspections.
